When do I need an electrical safety inspection?
Pre-purchase on any home older than 25 years, rental compliance (a smart move every 2 years even where it's not mandated), after a storm or known fault, insurance request, or before a major reno. Older homes around Smithton, Stanley and the Tarkine commonly hide rubber-coated wiring, perished ceramic-fuse boards and bonding issues a visual walkthrough won't catch.
What's actually checked?
Switchboard condition and labelling, RCD/safety-switch coverage and test, polarity and earth-loop on every circuit, insulation resistance, smoke alarm placement and age, bonding on wet areas, visible cable condition, meter integrity, and any non-compliant DIY work. You get a written report with photos and a defect priority list, safety / compliance / recommended.
How long does it take?
1.5-3 hours for a typical 3-4 bedroom home depending on access and switchboard complexity. Larger homes, commercial premises or rural multi-shed setups quoted on a per-job basis.
Is the report suitable for real estate agents and insurers?
Yes, formatted for property managers, insurance assessors and conveyancers. We use AS/NZS 3019 (periodic verification) wording so there's no ambiguity.
What if you find something serious?
We isolate anything genuinely dangerous on the spot (with your permission) and itemise everything else as a fixed-price quote you can accept, decline, or take to another sparkie. No pressure, no fearmongering.
